Q: Can I sell the property during the 10 year subsidy period?
A: Yes, you can sell the property at any time. The benefits of the NRAS Scheme are transferrable with the property when it is sold. If you sell the property to a Buyer who fails to comply with the Scheme requirements then no subsidy will be paid to either of you for that year.
Q: Can I move in to the property myself during the 10 year subsidy period?
A: Yes you can but you will lose the NRAS Subsidy and the NRAS allocation will pass back to the original NRAS housing provider, who will pass it on to another investor for the remaining period.
Q: What happens to the property at the end of 10 years?
A: You can continue to rent the home as a normal investment property, move in yourself or sell and replace it with something new. By this time you will have received over $100,000 in tax free subsidy payments to help you pay off the mortgage on the home.
Q: Can I own more than 1 NRAS property?
A: Yes you can. We know of a number of investors who have bought more than 1 NRAS property, once they realised the true benefits of the scheme.
